Innovation 5A will be the new commerical building in Central Precinct, comprising of a double level basement, ground level and five upper levels.

This project involves the redevelopment of the existing properties at 8-14 Madden Street to provide a new multi-level office building – the first stage of the Wynyard Quarter innovation precinct.

26 April 2017

The transformer room is complete and power has been turned on. The external curtain wall is complete on all elevations. Ground floor and Level 1 sliding door installation is underway. Lift installation is progressing and brick façade works are 90% complete.

Over the coming weeks, joinery installation is to commence and services up to level 5 will be complete.

27 March 2017

The curtain wall is well advanced on all elevations, metal roofing is complete and lift installation is progressing. Brick façade works are 80% complete. Internal fitout is continuing with ceiling installation underway on the Ground and First floors and bathroom facilities commenced.

    

8 March 2017

Lift cars have been delivered to site. Ceiling grids and panels are under installation. Works on façade and brick veneer is advancing.

   

15 February 2017

The roofing on the plant room has been completed. The Western elevation façade is glazed. Insulation to internal walls has commenced.

Brick veneer cladding is due to commence along the south elevation. Glazing  façade to the South and the East side of the Building is ongoing. The internal ceiling fit out is also due to commence.

A cherry picker will be working on the perimeter of the building to install secondary sliding door and sun shade louvres.

 

2 February 2017

The metal roof installation is ongoing with the roof plant room almost completely installed. The internal fit out and installation of services is ongoing. Glazing is also well underway and the Tower Crane is due to be removed at the end of February.

Construction of the the lift and lining of the walls is ongoing.

16 January 2016

The Level 6 structural steel roof support is complete and the steel profile roofing is now being installed.

The construction of the roof plant room has been completed. The glazing of the first floor is well underway with the ground floor glazing is due to commence.

16 December 2016       

The Level 6 structural steel roof support is complete and the steel profile roofing is now being installed.

The picture frame steel work installation is underway, the Plant room set out including plinths and falls is complete and the large Air Handling Units are in place. The construction of lift core and Service risers has started and the façade frame installation is ongoing.

2 December 2016

The roof is now 50% completed and the mechanical plant units have been lifted onto the roof.

The first 3 floors are now having their first fix services installed and the external facade is now being installed on the western side.

     

21 November 2016

The installation of the exterior timber wall is underway on the first 3 floors. The level 6 floor installation is underway.

The installation of the roof structure will be completed this week and work has begun on the risers and lift cores.

7 November 2016

The steel framing for the building is complete up to level 5 and the services 1st fix has begun.

They have started on the internal fit Out on L 1 and the installation of the exterior façade is underway.

25 October 2016

The level 4 floor was completed in the last fortnight, and the external façade framing has commenced as has the structural steel installation on the roof level.

The installation of the underground services will now begin.

10 October 2016

Construction progress over the last two weeks has been rapid with the level 3 slab now completed and the structural steel frame completed up to the main roof.

The level 4 slab has commenced and the timber framing has started.

26 September 2016

Construction Progress over the last fortnight has been excellent, the ground floor Insitu slab section

installations are now underway and the level 2 concrete TT floor slabs have been poured.

The removal of the sheet piles and the back fill is complete around the full site. 

The Level 1 Insitu slab sections are about to begin and the structural steel stage on level 3 will complete the steel frame installation up to the roof.

The level 1 floor slab has been poured and structural steel erected to level 3.

  • The sheet pile has been removed on the northern and western elevations.
  • The level two floor slab will be poured this week followed by levels 3 and 4.
  •  The structural steel is now erected up to roof height.

Madden Street footpath adjacent to the site is being restored early this week. Thank you for your patience while this work is being completed.

Construction progress has been rapid and the structural steel installation is complete up to Level 1 and Hawkins Construction are now installing the Level 2 steel.

Level 1 double T’s are being placed and the slab is to be poured.

The photos show the structural steel installation and a great photo showing the crane “forest” which encompasses the whole site and also surrounding ones.

The steel retaining piles (sheet piles) on the Madden St boundary have been removed which is a milestone as the below ground work is completed.

Structural steel erection has continued full steam ahead and Hawkins Construction are now installing the Level 2 steel.

Ground floor insitu slab installation is about to commence.

The three photos show the structural steel installation and a great photo taken from the crane which encompasses the whole site and also surrounding ones.

The steel retaining piles (sheet piles) on the Madden St boundary are being removed by a specialist crane which is a milestone as it indicates the below ground work is nearing completion.

Building 5A is now well and truly out of the ground with the ground floor slab having being poured. The vehicle ramps have been completed from Basement Level 2 to Ground Level.

As per the attached photos, the installation team took extra measures to ensure the architectural polished floor will have a superb finish. Over the next few weeks structural steel will be erected up to Level 2.

Earlier in the month the site was visited by 20 Keystone Trust students. The Keystone Trust was set up in 1994 to support and enable students who are affected by financial need or adverse circumstances to take up tertiary studies with a view to entering the property sector. This includes engineering, architecture, construction site management, quantity surveying, facility management, commercial property law and many other property related careers.

  • Works to GF slab are on-going with an expected completion mid -July.
  • Structural Steel installation is due to begin erection 20 July, which is when the building will really start to take shape.
  • The membrane tanking system is currently progressing up the panels to GF and back fill around the basement is underway.

The concrete pour for the whole basement area for the new building and installation of the pre-cast panels that form the basement walls is now complete. The structural construction of Basement Level 1 is 70% complete and you can see the Basement Level 1 now starting to take shape. Block work installation around the lift core has commenced. Structural steel has started to be delivered to site and be erected.

The concrete pour for the whole basement area for the new building has now been complete. Installation of the pre-cast floors has been completed in the northern half of the site and is underway in the southern half of the site. The installation of the pre-cast panels that line the basement walls is nearing completion. The structural construction of Basement Level 1 has commenced and you can see the first floor now starting to take shape. Block work installation in the lift and lobby area has commenced.

The whole basement area for the new building has now been excavated. The basement concrete floor slab has also been poured. The pre-cast panels that line the basement walls are continuing to be put into place. The structural construction of Basement Level 1 has commenced.

The Area A (the northern part of the site adjacent to Madden Street) basement concrete floor slab has been poured and the pre-cast panels that line the basement walls are being put into place. 

Bulk excavation continues in the southern half of the site and will be completed end of next week.

11 April 2016 

Pile caps and site concrete are complete in Area 1 (thenorthern part of the site adjacent to Madden Street). This allows the “Hydroshield” tanking system to start. The Hydroshield tanking system will prevent any residual contamination from entering the buildings basement from below and at the same time will stop any water ingress into the basement. This product has been imported from the USA and Building 5 A is the first project it will be used on in New Zealand. 

Bulk excavation continues in the southern half of the site.     

29 March 2016
Bulk excavation of the site is well underway. The excavation on the northern third of the site is complete and is now at full depth (two basement levels). The concrete basement floor has been poured and the pile caps are being formed (see photo).

14 March 2016 

The installation of the tower crane has been completed.  The first of four tower cranes to be installed within Wynyard Central. It is a bright yellow structure so you can’t miss it! 

Bulk excavation of the site is well underway. Excavation will be to a depth to accommodate two basements levels.  

29 February 2016 

Detailed excavation continues to the south west corner of the site. The “whaler beam” (a temporary concrete beam that is part of the retaining wall system) level excavation is complete and the first section has been poured. 

The installation of the tower crane base has been completed.  The first of four tower cranes to be installed within Wynyard central will be erected on our site. Crane parts will be delivered to site over the next few days with its installation taking place mid-week. It is a bright yellow structure so you can’t miss it!

RECENT WORKS 

  • Ground anchors are continuing to be installed around the perimeter of the site. The ground anchors help keep the sheet piles in place during excavation. 
  • Detailed excavation continue to the south west corner of the site.
  • The installation of the tower crane base has been completed ready for the crane erection due in March. It is a bright yellow structure so you can’t miss it! This is the first of four tower cranes to be installed within the surrounding sites.
